Choose our comprehensive FULLY MANAGED SERVICE and we will aim to provide you with a service that best suits your requirements in an efficient and cost effective way, whilst keeping vacant periods to a minimum. We offer highly competitive rates and at present NO VAT is payable on any of our fees.

Although a thorough credit reference check is undertaken on all prospective tenants, for added security, our fully managed service also includes 6 month's free Rental Guarantee & Legal Expenses Insurance, which covers Landlords in the event of non-payment of rent by the tenant, or legal dispute.
Your property will be inspected and its rental potential assessed. Any queries that you have can be discussed at that time and we will advise you on all legal and other aspects of letting your property.
Property particulars and photographs will be taken. Once we receive your signed acceptance form, our waiting list will be checked for any suitable matches. Your property will be advertised on our web site and let list and, if necessary, newspaper advertising will be arranged. We will accompany all prospective tenants who wish to view your property.
Once a suitable tenant is found, they will be required to complete one of our application forms. Full details are taken of individual's circumstances to assess their suitability as tenants. Upon finding a tenant, references will be sought from a reputable Credit Referencing Agency, a satisfactory report obtained and your approval gained before we proceed further. We will collect the first month's rent and a security deposit and forward the rent to you less our fees and any expenses. After collecting each monthly rent a detailed statement will be sent and funds can either be paid to you by cheque or into your bank account.
We will check the tenant into the property and obtain their signature on the inventory agreeing its contents. Meter readings will be taken at this point and the readings forwarded to the relevant companies. The local authority will also be advised of the new tenants for council tax reasons.
We carry out 2 management inspections of your property per year and will advise you of whether we found the property to be in a satisfactory condition. We would not normally carry out a full inventory check at this stage, but rather are looking for any obvious damage or signs that tenants are not observing the terms of their Agreement, as well as any general wear and tear items which may require attention.
We will liaise with the tenants regarding any queries or problems they may experience during their tenancy and will organise any minor repairs on your behalf (up to a maximum cost of £150). Any major works required will be reported to you as a matter of urgency and 2 quotes obtained.
We will pursue any initial rent arrears on your behalf and, if necessary, refer the matter to the insurers for resolution under the free Rental Guarantee and Legal Expenses cover.
We will organise the annual Landlords gas safety check on your behalf (if applicable) and will deduct the cost of this from your next rent.
We will carry out our check-out procedure at the end of the tenancy using the original inventory and assess the condition of the property. Photographic evidence of any repairs, cleaning, etc. will be taken if necessary and we will organise any works required. We will arrange the return of the tenants deposit.
We will advise the local authority of the tenant's departure and supply the relevant companies with final meter readings and the forwarding address for the tenant.
When we are aware that the property is to become vacant we will, of course, on your instructions, organise the re-letting of the property. We will always try to ensure the property is unoccupied for the shortest possible time.
Please note:- If you are going to be resident abroad for 6 months or more, then we will require you to obtain a non-resident landlords tax exemption certificate from the Inland Revenue prior to commencement of any tenancy.
FEES
£120 initial set up fee (non refundable) for monthly rents of up to £500 - or £150 for rents over £500 per month. Our monthly management charge is 12.5% (negotiable) per month of the gross rent. Discounts are available for letting two or more properties with us. Our re-letting fee for each new tenancy is £80.00. Newspaper advertising costs are payable separately after agreement with you and costs will depend on the size and type of advert you choose. If we match your property with a suitable tenant from our waiting list then no newspaper advertising will be necessary. If you are using our fully managed service then you will also require to use our Lease (£35.00) and a one off Inventory fee will be payable. (price depends on time taken to complete the inventory).
Please note that all of the above services and charges are for a minimum period of 6 months.
Extra services if required:
Cut extra keys - £10.00 plus the cost of the keys.
Checks on empty properties (for insurance or other purposes) - £15.00 per visit.
Fees for any other services required but not listed,
can be negotiated.
