TENANT ONLY SERVICE

With our TENANT ONLY SERVICE we aim to be as flexible as you need us to be. In order to provide you with the service that best suits your requirements, we offer a number of methods by which we can assist you to rent your property at an affordable price and you can also pick and choose from a number of additional services if required. Our prices are highly competitive and at present NO VAT is payable on any of our fees.

Included in our fees: Your property will be inspected and its rental potential assessed. Any queries that you have can be discussed at that time and we will advise you on all legal and other aspects of letting your property. Property particulars and photographs will be taken. Once we receive your signed acceptance form, our waiting list will be checked for any suitable matches. Your property will be advertised on our web site and let list and, if necessary, up to two newspaper adverts will be placed.

Once a suitable tenant is found, they will be required to complete one of our application forms. Full details are taken of each individual's circumstances to assess their suitability as tenants. Upon finding a tenant, references will be sought from a reputable Credit Referencing Agency, a satisfactory report obtained and your approval gained before we proceed further.

We will collect the first month's rent and a security deposit, and will forward the balance to you after deducting our fee.

FEES

£100 initial set up fee (non refundable) then our commission charge of 80% of the first months rent once a tenant is found. Discounts are available if you use us to re-let your property, or if you let two or more properties with us.

Extra services if required:

Lease - £35.00 - A professionally drawn up Tenancy Agreement.

Inventory – A professional and fully detailed Inventory and Record of Condition for the property. Price negotiable depending on time taken to complete inventory. (We do not check items in attics).

Check-in procedure - £30.00 – Meeting the tenants at the property and agreeing items on the inventory with them (using either our inventory or one of your own). Obtaining tenants signature on the inventory as agreement to its content and condition. Advising you of meter readings.

Check-out procedure - £30.00 – Once the property is vacant, checking through the items on the inventory, advising you of any missing items, damages, cleaning, gardening, etc. which may be required. Advising you of meter readings. (This service is only available if you have used our check-in service).

Cut extra keys - £10.00 plus the cost of the keys.

Meter readings - £15.00.

Accompanied viewings - £15.00 per visit.

Checks on empty properties (for insurance or other purposes) - £15.00 per visit

can be negotiated .
